Business model

Leasing

A model that separates property ownership from business operation, with an independent operator leasing and running the hospitality asset.

01

Model overview

The owner leases the property, facilities or premises to an independent operator for a specified period. The lessee uses the asset to conduct hospitality activities in return for rent.

02

Management structure

The owner keeps legal ownership of the property, while the lessee operates the hotel or restaurant with autonomy subject to the lease agreement.

The agreement defines lease duration, rent, permitted use, maintenance responsibilities and operational obligations. The lessee may operate under its own brand or an agreed identity.

03

Financial responsibilities

The lessee finances daily operations such as salaries, supplies, utilities, marketing and routine maintenance as specified in the lease.

The lessee collects revenues, carries operating risks and pays the owner the agreed rent.

04

Operational responsibilities

The lessee manages the day-to-day activities of the hotel or restaurant, ensuring efficient operations and compliance with applicable standards.

  • Recruiting, training and supervising employees.
  • Managing accommodation, food and beverage, or other hospitality services.
  • Controlling purchasing, inventory and operating costs.
  • Implementing marketing and customer service strategies.
  • Maintaining facilities and equipment according to contractual obligations.
  • Monitoring business performance and ensuring regulatory compliance.
